Every property has a story the seller will not tell you. We read the government record, inspect the structure, and give you one number and one price you can hold a seller to.
Every one of them costs money, and none of them appears in a listing.
Ownership disputes, missing permissions, hidden charges and pending court cases stay invisible until your money has already moved.
Nobody independent has looked at the structure. We test it with instruments instead of taking a builder's word for it.
A broker earns more when you pay more. We benchmark against transactions that were actually registered, not against asking prices.
Delivery record, complaint history and what happened to the last set of buyers. All of it is on record if you know where to look.
Air, water, drainage, road widening and what is planned next door. Every one of them moves the value you will exit at.
We value it at the highest number that is defensible for a loan, and separately at the number you should be paying today.
A penthouse and a farmhouse fail in completely different ways, so they are not checked against the same list. Every report is weighted for what the asset actually is.
You send one thing. We do the rest, and you get a document you can put in front of a seller, a bank or a lawyer.
An address, a Google Maps link, or a location pin. That is all we need to start.
Land records, ownership history, every registered transfer, mutation entries, court cases, project registration and municipal filings.
Structural testing with a pulse velocity meter, moisture readings, and a photographic record of what is actually there.
Every applicable check scored against a written standard, weighted, and benchmarked against comparable registered sales in the same pocket.
One score out of 100, the verdict in plain words, the price we believe the evidence supports, and the argument to get there.
Most valuations give you an opinion. We give you a score with the evidence behind every point of it, and we tell you what we could not check.
A score out of 100 that means the same thing on every report we have ever issued.
The number the registered evidence supports, with the comparable sales that prove it.
We publish what we could not check as clearly as what we could. Nobody else does.
An architect attends every premium file with instruments, not opinions. Three readings go into the report with the photographs that produced them, dated and located in the unit.
A signed document, not a spreadsheet. Thirty pages on a premium file, every check listed with what we found and how we know.
Before any table, in plain language: what is wrong, how serious it is, and whether it can be fixed or should end the conversation.
Every registered transfer since the record begins, with the parties, the instrument and what was paid. We mark which documents actually move ownership and which only look like they do.
Not just a number. The comparable sales, the defects that justify the discount, and the conditions to put in the agreement.
Stated on its own page. Records that are not digitised, permissions still pending, anything a site visit could not reach. A report that hides its gaps is worth nothing.
Both of these are real files off our own engine, on real Gurugram and Sonipat properties. Open them, read the findings, see exactly what a score is built from and where we say plainly that we could not check something. Nothing is hidden behind a form.
Scores 45 out of 100 and says so on the cover. One finding caps it outright, and the file explains which one and why that matters more than the average. This is what arrives when you ask for the free screen.
Scores 82.9 and still runs to fifteen pages, because the argument for a good property has to be as documented as the case against a bad one. Every parameter carries its score, its source and the reason behind it.
A score with our name on it, the sources printed beside every finding, and a person who will get on a call and defend it to you, to your lawyer or to the seller.
The report is the start. We stay reachable while you negotiate, while the paperwork is drawn, and if something surfaces that the file did not predict.
Whether you buy, walk away or pay less, you will be able to say exactly why, in writing, to whoever needs to hear it. That is the whole product.
Value on its own is half an answer. A property that gains eight percent a year and takes five months to sell is a different asset from one that gains six and sells in two. Every premium report projects all three, against the sanctioned development plan for the sector and the infrastructure already funded around it.
Illustrative, from the Pargati Nagar sample file. A projection is an argument from registered comparable sales, sector infrastructure and current absorption. It is not a promise, and no report of ours will ever call it one.
Real footage. What goes wrong, how we test for it, and the tactics you are up against.
What goes wrong in the ground and the frame, and what we test for on site.
Watch ›Pulse velocity, moisture readings and a photographic record you keep.
Watch ›How builders and brokers steer a buyer, and what a report does about it.
Watch ›Not a database somebody sold us. The state's own records, pulled one file at a time. Where an approval is not published anywhere, we apply for it in writing and the receipt goes into your report. Some registers have never been digitised at all, and somebody still has to go to the tehsil and read them.
The free screen tells you whether to keep looking. The premium report tells you what to pay and why.
Tasalee saved me eight lakh on a builder floor in Sector 43. Their benchmark showed I was being quoted above market, and I had the registered sales to prove it.
Buying from Canada, I needed someone on my side of the table. Their check caught a missing occupancy certificate on the flat I was days from signing.
The projection was the eye opener. The property I liked yielded 1.8 percent. I walked, and bought something better three months later.
No. We take no commission on any transaction and we are not paid by any seller. Our only income is the report fee, which is why the report can say do not buy this.
Then it has done its job and saved you far more than it cost. Roughly one file in six carries a defect serious enough that we recommend against proceeding until it is resolved.
The premium report includes a valuation letter written for a lender, and the title findings rest on certified copies rather than on unsigned online records.
Every source is dated in the report. Land records and court searches are run within days of delivery, and we state the exact date each one was pulled.
Open plots, builder floors, apartments and commercial units, across Gurugram, south and west Delhi, Noida, Greater Noida, Faridabad and Sonipat.
Before. The point is to give you the number and the leverage while you can still use them.
Paste an address or a maps link. It reaches us as an email, and we reply to the same thread within twenty four hours with what the free screen can already tell you.
